Construction Specifications

CONSTRUCTION SPECIFICATIONS

  1. The flats are to be constructed to this specification subject to minor changes in dimension, locations found desirable or necessary to ensure sound engineering practice at the discretion of the Developer with the consent of the owner.

2.0     TYPE OF CONSTRUCTION

2.1     RCC framed structure with non-load bearing Porotherm and cement mortar walls.

2.2     Generally Outer walls will be 6 ( Porotherm )” and inner partition walls

will be 4.0″ thick.

2.3     Ceiling height will be 10’.6’’ approximately except in the toilet where it will be 9’.

 3.0     WALL FINISH

3.1     Walls will generally be plastered and painted inside and outside.

3.2     In the toilets anti skid Somany or equivalent flooring is provided and walls will be covered with digital ceramic tiles up to a height of 7’-0″.

3.3     In the wash area ceramic tiles will be provided to a height of 2’0″.

4.0     FLOORING

4.1     Flooring will be 24” X 24” Verified Tiles for the living, dining and bedrooms and other areas as well.

4.2     Bathroom wall & flooring will be ceramic tiles

4.3   Service area walls to be provided with light plain colour digital ceramic tiles upto required height and flooring dark colour contrasting the wall.

 5.0     DOORS

5.1     Main door Frame will be good quality TEAK wooden frame with paneled solid wooden door finished with varnish.

5.2     Other doors will be with good quality Flush Doors

5.3     All door fittings will be of anodised steel and brass hinges – Jothi Brand or equivalent.

5.4     Main door will be provided with secure lock, one aldrop, safety chain and peep hole. All doors will be provided all drop.

5.5     Doors to the bedrooms with secure locks will be provided.

6.0     WINDOWS AND VENTILATORS

6.1     Pre fabricatedFenesta Windows or equivalent will be provided.

6.2     Ventilators will be good quality wooden frame with glass louvers.

6.3     Steel grills for all windows and ventilators

 7.0     KITCHEN

7.1     G-20 Polished Black Granite slab or still better granite slab will be provided for the kitchen-cooking platform.

7.2     Single bowl stainless steel sink with drain board will be provided.

7.3    Glazed tile upto 2’ height from the counter all around in the kitchen will be provided.

 8.0     PLUMBING AND SANITARY FITTINGS

8.1     Concealed plumbing lines from the overhead tank for each floor CPVC.

8.2     All closets will be Wall Mounted EWC with white colour.

8.3     Provision for connecting one geyser in each toilet cum bath.

8.4     Hot and cold mixers for shower in each toilet.

8.5     ALL C.P. fittings will be Jaguar Continental Make.

8.6     Bathroom fittings – Jaguar chrome plated or equivalent.

8.7   UPVC line for underground drainage

8.8     Exhaust fan provision will be provided in all toilets and kitchen.

8.9     Pressure pump with motor to be provided for getting good pressure in water Flow at additional cost proportionately.

9.0     WATER SUPPLY

9.1     Common bore well and sump will be provided.

9.2    Metro water connection will be provided.

10.0   ELECTRICAL

10.1    Concealed copper wiring Finolex with M.K. switches or its equivalent.

10.2 MCB Legrand / equivalent automatic miniature circuit breaker will be provided for each flat on owners side.

10.3    Separate meter for lighting in common area and lift will be provided.

10.4    Three phase electrical supply with automatic change over switch as approved by TNEB will be provided for each flat

10.5    15 Amp power plug sockets will be provided for water heaters in the toilets, air conditioners in the bedrooms and two in kitchen and one in the service balcony for washing machine.

10.6    In all, three 5-amp sockets will be provided in the kitchen one for the Aqua guard, one for mixer machine and one for exhaust fan.

10.7    Two 5 amp plug sockets will be provided in each   room, except that in the living room, in addition a multiple socket with 3 outlets will be provided for connections to TV etc.

11.1    One calling bell point will be provided.

11.2   Rainwater harvesting will be done.

11.3   Termite infestation to be done

11.4    Except for the light points in the staircase all other light and fan points will be controlled from a single point.

11.5   Staircase to be provided upto the terrace.

11.6   Stair for the water tank will be provided.

11.7 Staircase will be green marble with stainless steel handle.

11.8 Genset with automatic change over for standby supply to the flats will be provided (except Geyser and Air conditioner).

 11.9   Proper Weathering Course with Water and Thermo Proof and good tiles finish will be provided.

11.10 Lift of reputed make will be provided.

11.11 Gymnasium will be provided
