Construction Specifications

CONSTRUCTION SPECIFICATIONS

 

The flat is to be constructed to this specification subject to minor changes in dimension, locations found desirable or necessary to ensure sound engineering practice at the sole discretion of the Builder.

TYPE OF CONSTRUCTION

  • RCC framed structure with load bearing / non-load bearing, brick / porotherm clay blocks and cement mortar walls.
  • Ceiling height will be 10 feet approximately, except in the toilet where it will be 8 feet 6 inches. 4th Floor alone the ceiling height will be 10’6”.

 WALL FINISH

  • Walls will be plastered and painted inside and outside.
  • In the toilets, walls will be covered with kajaria ceramic tiles upto full height.
  • In the wash area, tiles will be provided upto the height of 2 feet.
  • Ceramic tiles will be plain series.
  • General flooring for the flat for the living, dining, bedrooms shall be 2×2 Vitrified tiles.

DOORS

  • Main door frame will be of teak and teak panelled door and fitted with brass hinges, tower bolt along with varnish finish.
  • All other doors will be of teak wood frame with flush doors and fitted with brass hinges and painted as per the requirement of the OWNER.
  • Main door will be provided with secure lock, one aldrop (brass fittings), safety chain and peep hole.
  • Doors to the bedrooms will be provided with secure locks.

WINDOWS AND VENTILATORS

  • In each bedroom one opening with steel grill covered with glass will be provided for the installation of room air conditioner.
  • Fenesta / Upvc windows shall be provided.

 KITCHEN

  • G 20 Black Granite slab will be provided for the kitchen cooking platform.
  • A Single bowl stainless steel sink with drain board will be provided.

PLUMBING AND SANITARY FITTINGS

  • Concealed plumbing lines from the overhead tank for each floor.
  • All closets and wash basins will be white.
  • Provision in plumbing for connecting one geyser in each toilet.
  • Hot and cold mixers for shower and tap in each toilet.
  • Toilet closet will be floor / wall mounted EWC / IWC as desired by the OWNER along with health faucet will be provided.

 WATER SUPPLY

  • One common bore well and metro water sump will be provided.
  • Two pumps one for bore and one for sump will be provided.
  • 16,000 Litres, capacity sump will be provided.

 ELECTRICAL

  • Concealed copper wiring with ISI branded cables and Modular switches will be provided.
  • Separate meter will be provided for lighting in common areas, the lift and the pumps.
  • Three phase power supply with automatic phase change over switches will be provided in each flat.
  • 15 AMP power plug sockets will be provided for water heater in the toilet, for air conditioners in the bedrooms, two in the kitchen and one in the service balcony for washing machine.
  • 5 AMP switches and socket for lights / fans and additional points as required by the OWNER shall be provided.
  • Two 5 AMP plug sockets will be provided in each room and also in the living room. In addition a multiple socket with 3 outlets will be provided for connections to TV, stereo and VCR.
  • One calling bell point will be provided.
  • Except for the light points in the staircase, all other light and fan points will be controlled from single point.
  • Generator with sufficient capacity for lift, pumps and lights in common areas and all Points inside the flats (except geysers & Air-conditioners) will be provided.

 OTHERS

  • One common name board and letter boxes for each flat built to design will be provided at the entrance to the building.
  • Concealed PVC pipes for TV antenna will be provided in the living room and bed rooms.
  • A common board will be provided near the entrance to the building for incoming telephone line, with provision for concealed wiring from this board to one in the living room and each one each in the bed rooms.
  • The common area outside the building shall be paved and suitably landscaped.
  • One auto door Kone lift will be provided.
  • Rainwater harvesting will be carried out in the proposed building.
  • The Builder shall provide landscaping especially as per architect specification for the exclusive views of the land owner on the rear side of the property.
  • Anti termite treatment will be provided.
