Construction Specifications

        CONSTRUCTION SPECIFICATIONS

1.0     The flat is to be constructed to this specification subject to minor changes in dimension, locations found desirable or necessary to ensure sound engineering practice at the sole discretion of the Developer.

2.0     TYPE OF CONSTRUCTION

2.1     RCC framed structure with non-load bearing, porotherm and cement mortar walls.

2.2     Ceiling height will be 9 feet 6 inches approximately, except in the toilet where it will be 8 feet 6 inches.

2.3     Generally internal partition walls will be 4.5 inches and outer walls will be 9 inches.

3.0     WALL FINISH

  • Walls will generally be plastered and painted inside and outside.

3.2     In the toilets, walls will be covered with Asian or equivalent ceramic tiles upto 7 feet height.

  • In the wash area, tiles will be provided upto the height of 4 feet 6 inches.
  • Ceramic tiles will be plain series.
  • FLOORING

4.1     Flooring will be vitrified tiles 3′ x 3′ for living, dining, and 2x 2 for bedrooms & kitchen.

4.2     Bathroom tiles will be of 16 x16 ceramic tiles of Asian or equivalent reputed make of Developer’s choice.

  • DOORS
  • Main door will be good quality wood frame with panelled solid wooden door finished with varnish.
  • Other doors will be with good quality wooden frames with flush door finished with paint.
  • All door fittings will be of Dorma brand fittings.
  • Main door will be provided with lock, one aldrop, Tower bolt, safety chain and peep hole. Dorma / equivalent brand.
  • Doors to the bedrooms will be provided with secure locks. Dorma / equivalent brand.
  • WINDOWS AND VENTILATORS
  • Pre fabricated windows of Fenesta / Aluminium will be provided.
  • Ventilators will be of good quality wooden frames with glass louvers.
  • Split air conditioner provision will be provided in all the bedrooms. Split Air conditioner provision will be provided in living and dining at additional cost.

7.0     KITCHEN

7.1       Granite slab will be provided for the kitchen cooking platform.

7.2     A Single bowl stainless steel sink with drain board will be provided.

8.0     PLUMBING AND SANITARY FITTINGS

8.1     Concealed plumbing lines from the overhead tank for each floor.

8.2     All closets and wash basins will be of white colour.

8.3     Provision in plumbing for connecting one geyser in each toilet.

8.4     Hot and cold mixers for shower and tap in each toilet.

8.5     Toilet closets will be floor / wall mounted EWC / IWC as desired by the OWNERS.

8.6     Bathroom fittings – Jagquar or equivalent CP fittings.

  • Health faucets will be provided in each toilet.
  • WATER SUPPLY

9.1     One common bore well and sump will be provided.

9.2     Two pumps one for bore and one for sump will be provided.

  • Overhead tank with adequate capacity will be provided.

10.0   ELECTRICAL

10.1    Concealed copper wiring with ISI branded cables and modular switches (anchor / Roma) will be provided.

  • Separate meter will be provided for lighting in common areas, the lift and the pumps / motors.
  • Three phase power supply with automatic phase change over switches will be provided in each flat.
  • 15 Amp power plug sockets will be provided for water heater in the toilet, for air conditioners in the bedrooms, two in the kitchen and one in the service balcony for washing machine.
  • In all the flats 5 Nos., 5 AMP sockets will be provided in the kitchen.
  • Two 5 amp plug sockets will be provided in each room in the living room in addition a multiple socket with 3 outlets will be provided for connections to TV, stereo and VCR.
  • One calling bell point will be provided.
  • Except for the light points in the staircase, all other light and fan points will be controlled from single point.
  • Provision for Exhaust fan will be provided in kitchen and in all the bathrooms.

11.0   OTHERS

11.1    One common name board and letter boxes for each flat will be provided at the entrance to the building.

  • Concealed PVC pipes for TV antenna will be provided in the living room and bed rooms.
  • One Lift of reputed make ( Kone brand) will be provided.
  • A common board will be provided near the entrance to the building for incoming telephone line, with provision for concealed wiring from this board to one in the living room and each one in the bed rooms and study rooms.

11.4    The common area within the compound shall be paved and suitably landscaped.

11.5    Rainwater harvesting will be carried out in the proposed building.

11.6  Generator of adequate capacity to cover to lift, motor and all 5 AMP points

          inside the flat shall be provided.
