CONSTRUCTION SPECIFICATIONS

 

  1. The Flat is to be constructed to this specification subject to minor changes in dimension, location found desirable or necessary to ensure sound engineering practice at the sole discretion of the Builder.

TYPE OF CONSTRUCTION

 

  1. RCC framed structure with non load bearing Porotherm block walls or brick walls.
  2. Generally internal partition wall will be 4 inches porotherm wall / 4.5 inches brick wall and outer wall will be 6 inches porotherm wall / 9 inches brick wall.
  3. Ceiling height will be 10 feet approximately, except in the Toilets where it will be 8 feet 6 inches.

 

WALL FINISH

 

  1. Walls will be plastered and painted inside and outside.
  2. In the toilets, walls will be covered with ceramic tiles up to a height of 7 feet.
  3. In wash area, tiles will be provided upto the height of kitchen window bottom or 4 ft 6 inches height from finished floor level.
  4. Ceramic tiles will be plain soft colour of builder’s choice.

 FLOORING

  1. Flooring will be vitrified tiles 2 ft x 2 ft for living, dining, bedrooms and kitchen areas.
  2. Toilet, balcony and wash area shall be provided with 12 inch x 12 inch ceramic tiles.

 DOORS

  1. Main door frame will be of teak wood frame, fitted with flush doors and finished with varnish.
  2. Other door frames shall be of good quality wood fitted with flush doors and finished with enamel paint.
  3. All door fittings will be of Antique finish.
  4. Main door will be provided with secure lock, one aldrop, safety chain and peep hole.
  5. Doors to the bedrooms will be provided with secure locks and door to the kitchen will be provided with aldrops.

 WINDOWS AND VENTILATORS

  1. Pre fabricated fenesta / aluminium windows will be provided.
  2. Ventilators will be of good quality wooden frame with glass louvers.
  3. In each bedroom one opening with steel grill covered with glass will be provided for installation of room air conditioner.

 KITCHEN

  1. G-20 black granite slab will be provided for the kitchen cooking platform.
  2. A stainless steel sink with drain board will be provided.

PLUMBING AND SANITARY FITTINGS

  1. Concealed plumbing lines inside for each floor will be provided.
  2. All closets and wash basins will be white colour.
  3. Provision in plumbing for connecting one geyser in each toilet.
  4. Hot and cold mixers for shower and wall mixer in each toilet.
  5. Toilet closets will be White colour EWC floor mounted / Wall mounted or IWC as desired by the owners.
  6. Chrome plated bathroom fitting for taps, wall mixers etc will be provided (Jaguar continental / equivalent).

 WATER SUPPLY

  1. One common bore well will be provided.
  2. Two pumps, one for bore and one for sump will be provided.
  3. Over head tank with separate water lines for each floor shall be provided.
  4. UG sump with adequate capacity will be provided.

 ELECTRICAL WIRING

  1. Concealed copper wiring with ISI brand cables and modular switches will be provided.
  2. Separate meter for lighting in common areas and the pumps.
  3. Three phase supply with automatic phase change over switches will be provided.
  4. 15 Amp power plug sockets will be provided for water heaters in the toilets and for air conditioners in bedrooms, 2 in the kitchen and in the service balcony for washing machine.
  5. In the flats, 5 AMP sockets will be provided in the kitchen, one for aquaguard, one for mixer machine, one for microwave oven and one for exhaust fan.
  6. Two 5 AMP plug sockets will be provided in each room except that in the living room in addition a multiple socket with 3 outlets will be provided for connection to stereo, TV and VCR.
  7. In all bedrooms, 2 nos of two- way light point will be provided.
  8. One calling bell point will be provided.
  9. Except for light points in the staircase, all other light and fan points will be controlled from single point.

OTHERS

  1. One common name board and letter boxes for each flat built to design will be provided at the entrance to the building.
  2. Concealed PVC pipes for TV antenna will be provided in the living and bedroom.
  3. A common board will be provided near the entrance to the building for incoming telephone line, with provision for concealed wiring from this board to one in the living room and each one in the bed room and study room.
  4. The common area outside the building shall be paved and suitably landscaped.
  5. Rain water harvesting will be carried out in the proposed building.

 

The Builder reserves the right to make minor alterations, which may be necessary due to technical and aesthetic reasons.
